The 2 Minute Off Market Screener: How to Tell a Real Deal From a Time Waster

By Elite Home Bids September 07, 2026

Off market deals look like a gold rush until you waste an afternoon on a junk lead. The trick is not chasing more deals. It is knowing in two minutes whether a deal is worth your process at all. Run these six checks on anything that lands in front of you, and you will know exactly what to do next.

1. Does it fit your box before you look?

The single biggest time saver is a preloaded answer to three questions. Is it in the area you buy? Is the price where you actually move? Does the play make sense, flip or hold? A deal that fails any one of them is a no before you inspect. Decide the box once, then let the box filter for you.

2. Why is the seller moving?

People sell under market for a reason, and the reason predicts everything. A dated timeshare, a vacant estate, a quiet retirement relocation: these close clean. A seller with a cloudy title or a maybe on their own paperwork is where deals die. Ask why before you ask what.

3. Is the discount real or cosmetic?

Distressed asks are often priced off an old guess. Get a current and honest read on repairs and timeline, not a wish. If the ask minus the real work lands near market, there is no deal. If it lands clearly under, you have found the buying point. Cheap is not the same as discounted.

4. Can you verify, not just hear it?

A verbal pitch is marketing. A clean title, reachable numbers, and a seller who can actually close are facts. Ask what can be verified in writing before you invest an hour. Serious sellers can show their hand; talkers cannot.

5. Are there competing cooks?

Too many decision makers and the seller is not really selling yet. One clear owner who can sign is worth ten interested parties who need to ask someone else. Speed and a clean close depend on a single yes.

6. Does the price leave room for a deal that works for both?

The best off market deals are not robberies, they are efficient. The seller gets a fast clean close and you get a buying point that works for your lane. If the number only works by grinding someone, it will fall apart. Look for the deal both sides are glad to make.

Then act on it

If a deal clears all six checks, it is worth your process, move. If one fails, drop it before it eats your week. Run this screener again on the next deal that reaches you and the time wasters fall away fast.

And the cleanest place to run it is on the flow that already passes this bar. Elite Home Bids finds discounted off market property and passes first look to a short list of serious buyers when a deal does not fit our own box. Tell us your buy box and we only reach out on a true fit.
